Hi, please help, do you think the chain has to be replaced because it's too much streched ?

If you can't get the tension correct with the normal adjustment procedure, 'cording to the book it's time to replace.
 
I thought there was a point beyond which the chain wasn't allowed to hang out or something. A length you can measure.

I just about get the chain tensioned, but the tensioner is almost all the way in. And now I've just got everything open. it wouldn't be so clever if I had to take everything off again in 1000km, would it?
 
From amount of "slop" in your pics....your chain is terminal. If the chain adjustment shoe is serviceable and max adjustment doesn't result in proper tension...your chain is terminal.
Chain and front sprocket MUST be replaced as a new matched set.
